And the judges have spoken! The PropertyGuru Myanmar Property Awards, the biggest and most prestigious annual gathering of the country’s real estate achievers, has announced the final shortlist of nominees for its third edition.

Marga Landmark, the firm behind the mixed-use development in Yangon called The Central, is tied for first place with five nominations, including a nod in a new category for Best Universal Design Development, which rewards a project with a built environment that can be accessed, understood and used to the greatest extent possible by all people regardless of their age, size, ability or disability.

Comprising residential and commercial components, Marga Landmark’s The Central is competing in this category against twice-nominated Dagon Group of Companies, whose Danyingone Fruits, Vegetables & Flowers Wholesale Market development has been cited in another category called Best Special Commercial Development, a new addition to the 2017 programme.

Mixed-use developments

Vying for five awards is Royal Sky Company Limited, the developer of Dagon Golf City, a residential project with a top-level golf course and luxury clubhouse redevelopment located near Yangon’s international airport.

Fellow mixed-use developer Asia Myanmar Shining Star Investment Co., Ltd collects four nominations including one for Kantharyar Centre in the Best Serviced Apartment Development category.

The finalists in Myanmar are competing for a total of 17 competition categories and special awards, divided into three main sections: Developer, Development and Design.

Winners and Highly Commended awardees will be revealed during the third annual black-tie gala dinner of the PropertyGuru Myanmar Property Awards, to be held at the prestigious Sedona Hotel Yangon, a 2016 awardee in the hotel categories.

Pushing beyond ‘good’

An independent panel of experts, under the chairmanship of Richard Emerson, managing director of Emerson Real Estate, led the announcement of the final shortlist following a rigorous nomination and judging process in the last six months as supervised by BDO, the world’s fifth largest auditing and accountancy firm.

According to Emerson, Myanmar’s real estate sector should expect huge opportunities for rental properties, as the retail and serviced apartment segments continue to perform strongly amidst the slowing residential sector.

“With the government’s intention to increase tourism, there is also considerable potential to create new hotel and resort concepts both within existing tourism areas and new emerging destinations around the country,” he noted.

Best examples of concept, design and construction

Emerson added that It has been a challenging year in the Myanmar real estate market in many respects, “although the new government has begun to implement some legislative and policy changes as it seeks to affect economic reforms in the country, but we’ve yet to see a significant impact.”

“In this regard, the PropertyGuru Myanmar Property Awards are very important in this relatively undeveloped market, as they showcase the best examples of concept, design, construction, and act as a reference point for aspiring developers looking to undertake projects in the future. The Awards also help to encourage improved quality and standards in the development sector, which is essential for the future of the country and its built environment.”

Since launching its inaugural gala dinner in 2015, the PropertyGuru Myanmar Property Awards have recognised the country’s best-performing developers and their projects, which rank among the best in Asia.

Myanmar’s Real Estate Personality of the Year

The Awards have also honoured a Real Estate Personality of the Year as chosen by the editors of PropertyGuru Property Report magazine, Asia’s most trusted and enduring luxury real estate, architecture and design publication. Given to an individual who has made a significant impact to the property sector in the past year, the special award will be presented in 2017 to Shwe Taung Group CEO Aung Zaw Naing. He joins Marga Group’s founding chairman Dr Stephen Suen and SPA Group of Companies’ on the elite list of recipients of this distinction.

Domestic winners from Myanmar’s completion categories will advance to compete in the PropertyGuru Asia Property Awards grand final held annually every November in Singapore, where they can receive further regional recognitions.
